1. List of main assets.

This step is quite simple, but very tiring, besides being very important to get good results using a management system. In this first step, you must register in the software of all company assets, from the machine to small and manual tools, that is, everything that is part of an industrial plant. After the list is complete, you can start retrieving information such as the history of tasks that have been done, average time between failures (MTBF), planned downtime, maintenance, and others.

2. Registration of technical personnel.

In this step, it is important to include in the system all the names of people who are part of the team, both maintenance personnel, as well as supervisors, technicians, and even managers. With this full list, the managers of each factory can start recording working hours. Working hours are very important because this has a strong correlation with what is called production efficiency.

3. List of Preventive Maintenance Periods (PM)

Entering the date and time for preventive maintenance actions helps automate most of the planning process. This allows us to build a more effective picture of all maintenance activities carried out, also helps identify what types of actions are not carried out correctly, if the period is irregular or if it is time to change the type of treatment carried out on the factory floor.

4. The inclusion of parts in the system.

Insertion of all parts used in the maintenance sector helps in the exact translation of an inventory, including for professionals to go with certainty which parts are not often used. The result is a better view of the total cost of ownership. In this way, there are also ways to reduce the costs of purchasing spare parts and parts, which can then increase the inventory of unused parts in inventory. In addition to spare parts registration, the CMMS system allows managers to identify in the system the names of manufacturers of each part and the rate of purchase of each part, allowing a better view of when to replenish stock parts.
